The deposit at contract signing is 25% of your purchase price.
While Hunters Point does not intend to make any changes, Purchaser agrees that Hunters Point may modify, and has not guaranteed, the design and amenities of the Hunters Point development (hereinafter referred to as the “Development”); the design, features, and dimensions of the Home; or the dimensions and location of the lot where it is to be situated within the Development until the Contract has been fully executed and delivered by both parties.
Thereafter, the terms of the Contract shall govern said matters. Notwithstanding any provision to the contrary in this Agreement, both parties agree that this Agreement is non-binding, and it and Purchaser’s Reservation may be canceled by Hunters Point up until the Contract is fully executed and delivered by both parties. If Hunters Point so cancels this Agreement, Purchaser’s full Deposit shall be returned to Purchaser, and Purchaser shall have no further rights to the Home.

The Cortez Bridge construction project will not affect our Phase I Pearl Homes build out. We have set aside our Phase II, which may be wet or dry retention for the bridge. We do not plan to develop that area, pending any resolution of the bridge design by the FDOT.
If the bridge is not constructed, development of Phase II will proceed independently, but cohesive with Hunters Point Phase I. The completion of Phase II would likely reduce the Phase I HOA monthly costs, as the phase II owners will contribute on an equal basis to the amenities, which will reduce the contribution from the Phase I owners.
